  • We are seeking a proactive and experienced Operations Manager to oversee the day-to-day operations of our real estate portfolio in Abuja. This role requires a strategic thinker with excellent leadership and operational skills to ensure optimal performance, tenant satisfaction, and asset value enhancement.



Key Responsibilities:



Operational Oversight:




  • Manage the operations of residential, commercial, and/or mixed-use properties to ensure smooth functioning, security, cleanliness, and maintenance.



Property Management:




  • Supervise property managers, maintenance staff, and third-party vendors. Ensure compliance with property laws, leases, and service-level agreements.



Tenant Relations:




  • Serve as the primary point of contact for tenants. Handle inquiries, complaints, and lease administration, ensuring high tenant retention and satisfaction.



Maintenance & Facilities:




  • Coordinate preventive and emergency maintenance, renovations, and repairs. Ensure compliance with health, safety, and environmental standards.



Financial Management:




  • Assist in budgeting, rent collection, expense tracking, and financial reporting. Identify cost-saving opportunities and support revenue generation strategies.



Leasing Support:




  • Work closely with the leasing team to support tenant onboarding, space showings, and lease renewals.



Reporting & Compliance:




  • Prepare and present operational reports. Ensure adherence to regulatory requirements and company policies.



Requirements:




  • Bachelor’s degree in Estate Management, Business Administration, or related field (Master’s degree is an advantage).

  • 5+ years of experience in real estate or property operations, preferably in Abuja or other urban centers.

  • Strong understanding of Nigerian property law and Abuja real estate market.

  • Excellent leadership, communication, and interpersonal skills.

  • Proficient in MS Office Suite and property management software.

  • Ability to work independently and manage multiple properties/teams.



Preferred Skills:




  • Project management experience.

  • Vendor negotiation and contract management.

  • Budgeting and financial acumen.

  • Familiarity with property technology (PropTech).
