Job Summary
- Responsible for managing the commercial and contractual aspects of construction projects, ensuring effective cost control, accurate measurement, procurement, and financial management throughout the project lifecycle.
Key Responsibilities
- Manage cost planning, budgeting, estimating, and financial control for construction projects.
- Prepare and review Bills of Quantities, cost estimates, valuations, and pricing documents.
- Measure and value completed works, variations, and additional works.
- Prepare interim payment applications and review subcontractor payment claims.
- Monitor project costs against approved budgets and identify cost variances.
- Manage variations, claims, extensions of time, and other contractual matters.
- Review and negotiate subcontractor and supplier quotations and agreements.
- Assist with tender preparation, evaluation, negotiation, and procurement.
- Maintain accurate records of project costs, commitments, payments, and forecasts.
- Liaise with clients, consultants, contractors, subcontractors, and suppliers on commercial matters.
- Prepare regular commercial and cost reports for management.
- Ensure compliance with contract terms, commercial procedures, and relevant industry standards.
- Identify commercial risks and recommend appropriate cost-saving and risk-mitigation measures.
- Support project close-out, final accounts, and settlement of outstanding commercial issues.
- Supervise and guide Quantity Surveyors and junior commercial staff.
Qualifications & Experience*
- Bachelor's Degree/HND in Quantity Surveying, Construction Economics, or a related field.
- Professional membership/certification such as NIQS, RICS, or equivalent is an advantage.
- 7–10 years of relevant experience, preferably in building, civil, infrastructure, or industrial construction.
- Strong knowledge of construction contracts, measurement, cost control, variations, claims, and final accounts.
- Proficiency in Microsoft Excel and relevant Quantity Surveying/estimating software.
- Strong analytical, negotiation, communication, and commercial management skills.
