Job Summary




  • Acts as the client’s technical representative on-site, supervising and auditing the mechanical contractors' installations (HVAC, plumbing, fire protection, and drainage).

  • Leverages a minimum of 10 years of deep engineering experience (including hands-on contractor-side execution) to critically review shop drawings, audit material quality, and detect contractor deviations or cost-inflations.

  • Ensures the entire mechanical scope of the project is delivered strictly according to design specifications, international engineering codes, and Lagos state regulatory frameworks.



Key Responsibilities

Construction Supervision & Quality Assurance (QA / QC):




  • Conducts continuous, rigorous field inspections to monitor the contractor's mechanical installations (HVAC ducting, chilled water piping, central drainage, and fire hydrant networks).

  • Uses extensive contractor-side experience to proactively identify installation errors, corner-cutting, sub-standard workmanship, or unauthorized design deviations.

  • Issues Non-Conformance Reports (NCR) to contractors when work fails to meet project specifications or safety standards, and monitors corrective actions.

  • Witnesses and certifies all critical mechanical testing and commissioning phases (e.g., pipe pressure tests, duct acoustic/leakage testing, fire pump flow tests, and balancing).



Drawing Review & Technical Auditing:




  • Critically reviews and approves / rejects the contractor’s BIM (Revit) models, shop drawings, and builders’ work drawings before site execution.

  • Evaluates contractor material submittals and technical data sheets to verify exact compliance with the consultant’s design specifications.

  • Resolves complex design clashes and coordinates mechanical structural openings across architectural, structural, and electrical consultant teams.



Contract Administration & Financial Control:




  • Reviews, audits, and signs off on the mechanical contractor’s monthly progress valuations and joint measurements alongside the Quantity Surveyor.

  • Assesses the technical and financial merit of contractor-submitted Variation Orders (VOs) and claims, defending the client against unsubstantiated costs.

  • Evaluates and approves the contractor's "As-Built" drawings and Operation & Maintenance (O&M) manuals prior to building handover.



Lagos Regulatory Enforcement:




  • Ensures the contractor’s methods align fully with the National Building Code of Nigeria (NBC).

  • Coordinates and prepares the mechanical project technical documentation required for formal structural handovers and inspections by the Lagos State Building Control Agency (LASBCA).



Required Qualifications & Competencies

Education & Professional Licensing:




  • Bachelor’s Degree (B.Eng / B.Sc) in Mechanical Engineering from an accredited university.

  • Mandatory Active Registration with the Council for the Regulation of Engineering in Nigeria (COREN) as a Registered Engineer.

  • Corporate Membership with the Nigerian Society of Engineers (NSE) or NIMechE.

  • Valid NYSC discharge or exemption certificate.



Experience Profile:




  • Minimum of 10 years of total post-qualification experience in building services engineering.

  • Dual-Perspective Track Record: Must have a blended career history, featuring significant time spent executing projects on-site for a reputable MEP Contractor, alongside experience working in a Consultant/Supervisory capacity.

  • Proven experience representing consultants on active major building sites (high-rise residential, mixed-use commercial, or industrial plants) within Lagos.



Technical & Soft Skills:




  • Deep expertise in international building services codes used in Nigeria (ASHRAE, NFPA, IPC, British Standards).

  • Mastery in reading and evaluating complex Revit (BIM) and AutoCAD drawings.

  • Assertive communication and negotiation skills needed to confidently manage, direct, and hold contractors accountable on-site.

  • Impeccable technical report writing skills (site inspection logs, project milestone reports, and structural punch-lists).
