Summary




  • We are seeking an experienced Mall/Technical Coordinator to oversee the technical operations, facilities, utilities, vendors, manpower and security services of a mall/residential complex, ensuring a safe, efficient and high-quality facility.



Key Responsibilities




  • Manage daily technical and facility operations, manpower, help desk and service delivery.

  • Coordinate local vendors, contractors and technical service providers, including negotiations and certification of bills.

  • Oversee BMS, HVAC, electrical systems, generators, transformers, HT/LT panels and power systems

  • Manage HVAC systems including chillers, VRV, AHUs, FAUs, pumps, VFDs and cold rooms.

  • Oversee STP/WTP, plumbing, water treatment, booster/transfer/sump pumps and ring main systems.

  • Maintain and monitor firefighting systems including sprinklers, hose reels, wet risers, fire pumps and related safety systems.

  • Coordinate CCTV, PA systems, access control and other security/ELV systems.

  • Monitor building maintenance, structural works, waterproofing, finishing and landscaping.

  • Manage diesel procurement, consumption and energy monitoring/audits.

  • Coordinate fleet/passenger vehicle maintenance and security services.

  • Liaise with clients, facility managers, local authorities and utility providers.

  • Prepare manpower, maintenance, operational and weekly reports.

  • Drive process improvement, quality control and preventive maintenance initiatives.



Requirements




  • Bachelor's degree in Mechanical or Electrical Engineering.

  • 10+ years' experience in technical/facility management, preferably within malls, department stores, commercial complexes or large residential facilities

  • Strong hands-on knowledge of BMS, HVAC, electrical power systems, generators, firefighting, plumbing and water treatment systems.

  • Experience managing contractors, vendors, budgets and technical teams.

  • Strong analytical, problem-solving, communication and organizational skills.

  • Ability to work independently, manage multiple priorities and perform effectively under pressure.

  • Strategic, result-oriented and commercially aware.
