Assist in the development of real estate strategies for the firm.
Evaluate new expansion opportunities; specifically, assessing market viability, identifying optimal trade areas, and picking prime spaces.
Travel to sites within designated markets to evaluate viability.
Manage LOI negotiations with external brokers, driving to negotiate the strongest economic and business terms for the Company. Negotiate LOIs directly with landlords.
Liaise with internal business partners on determining site feasibility; work directly with brand operations, store design, construction, legal, and finance teams.
Participate in monthly Real Estate Committee meetings, presenting new real estate deals to senior leadership.
Responsible for preparing presentation materials for senior leadership.
Partner with external counsel on lease negotiations by providing negotiation guidance to counsel and following up with landlords directly on key points / resolving open issues.
Manage and negotiate a portion of the company’s lease renewals each year.
Identify and implement retail/leasing trends in the company’s negotiations.
