Our client is a premier luxury residential development situated in the heart of Abuja, offering a refined living experience with world-class amenities. The estate features elegantly designed apartments and townhouses, complemented by state-of-the-art facilities, including a gym, swimming pools, tennis and basketball courts, landscaped gardens, and 24-hour security. To sustain high standards, they are seeking an experienced and dedicated Facility Manager to oversee the efficient operation, maintenance, and security of the estate.



Job Responsibilities



The Facility Manager will be responsible for ensuring the smooth running of all estate facilities, infrastructure, and security systems. Key duties include:




  • Oversee the maintenance, repairs, and general upkeep of buildings, electrical and plumbing systems, common areas, and recreational facilities.

  • Ensure 24/7 security surveillance, effective CCTV monitoring, and coordination with security personnel to maintain a safe environment.

  • Supervise and liaise with contractors, technicians, and service providers for cleaning, landscaping, waste management, and general estate services.

  • Prepare and manage budgets for facility operations, maintenance, and repairs while ensuring cost-effectiveness.

  • Ensure adherence to health, safety, and environmental regulations, and liaise with relevant authorities for necessary permits and compliance requirements.

  • Serve as the primary contact for residents regarding facility-related concerns, ensuring prompt issue resolution and excellent service delivery.

  • Monitor and optimize the usage of electricity, water, and other utilities to ensure efficiency and sustainability.

  • Develop and implement emergency response plans for fire, security threats, and other unforeseen incidents



Minimum Qualifications & Experience




  • Bachelor’s degree in Facility Management, Estate Management, Engineering, Business Administration, or a related field.

  • Minimum of 5 years of experience in facility or estate management, preferably in a luxury residential or commercial estate.

  • Strong knowledge of building maintenance, security protocols, and health & safety regulations.

  • Proven experience in managing vendor contracts, budgets, and service providers.

    Excellent leadership, communication, and problem-solving skills.

  • Proficiency in Microsoft Office Suite and facility management software is an added advantage.
