 Job Purpose:




  • The Facility Manager is responsible for the overall maintenance, safety, and efficient operation of the mall’s infrastructure, utilities, and facilities. The role ensures that the mall environment is safe, functional, clean, and provides a positive experience for tenants, shoppers, and visitors.



Key Responsibilities:



Facility & Maintenance Management




  • Oversee day-to-day operations of the mall facilities including electrical, plumbing, HVAC, elevators, generators, and fire safety systems.

  • Develop and implement preventive and corrective maintenance schedules.

  • Supervise contractors, technicians, and janitorial staff.

  • Monitor and ensure energy efficiency and cost control.



Health, Safety & Compliance




  • Ensure compliance with statutory health, safety, and environmental regulations.

  • Conduct routine safety checks, risk assessments, and emergency preparedness drills.

  • Maintain fire alarm systems, extinguishers, and other emergency response infrastructure.



Vendor & Contractor Management




  • Liaise with external vendors, service providers, and contractors for maintenance and repair works.

  • Negotiate contracts and ensure service-level agreements (SLAs) are met.

  • Monitor performance of outsourced services (security, cleaning, landscaping, waste management, etc.).



Tenant & Customer Support




  • Respond promptly to facility-related requests and complaints from tenants.

  • Ensure minimal disruption to tenant operations during maintenance or upgrades.

  • Provide facility orientation for new tenants.



Budgeting & Reporting




  • Prepare and manage the facility management budget.

  • Track expenses, optimize costs, and ensure value for money in operations.

  • Prepare periodic reports on maintenance activities, incidents, and system performance.



Qualifications & Experience:




  • Bachelor’s degree in Engineering, Facilities Management, Estate Management, or related field.

  • Minimum of 5–7 years’ experience in facility management, preferably in a shopping mall, commercial complex, or large building environment.

  • Strong knowledge of building systems (electrical, plumbing, HVAC, mechanical).

  • Certification in Health & Safety (e.g., NEBOSH, IOSH) is an advantage.

  • Proficiency in facility management software and MS Office.
