Job Description

Position Summary

  • As the Chief Operating Officer – Asset Management & Projects, you will serve as a strategic leader responsible for driving business growth through active oversight of real estate assets, project lifecycle management, business development, and marketing initiatives.

  • You will lead high-impact teams to ensure that projects and assets deliver optimal financial returns, align with company strategy, and meet investor expectations.

  • This role blends strategic asset management, business development, and project execution, requiring a results-driven leader who can scale operations, foster strategic partnerships, and optimize portfolio performance.

Ideal Candidate Profile:

  • You are a business builder and strategic operator, not just an executor.

  • You combine sharp investment acumen with deep project delivery experience, and have a track record of turning real estate opportunities into high-performing, high-visibility assets.

  • You’re passionate about growing a platform and leading teams through change, scale, and complexity.

Key Responsibilities

Asset Management & Performance Optimization:

  • Lead oversight of the company’s real estate portfolio, ensuring asset value maximization and strong financial performance.

  • Identify underperforming assets and execute repositioning, lease-up, or divestment strategies.

  • Implement asset-specific business plans with defined ROI, operational goals, and exit strategies.

Business Development & Growth Strategy:

  • Source and evaluate new business and investment opportunities across residential, commercial, and mixed-use developments.

  • Build and maintain strong relationships with JV partners, investors, brokers, and key stakeholders.

  • Drive deal structuring, negotiations, and presentations to executive stakeholders and investors.

Project Lifecycle Management:

  • Oversee end-to-end development and execution of real estate projects — from feasibility through design, approvals, construction, and delivery.

  • Ensure projects are delivered on time, within budget, and at the required quality standard.

  • Direct cross-functional coordination between development, finance, legal, construction, and property teams.

Marketing & Go-To-Market Strategy:

  • Develop and lead project-specific marketing strategies, branding, and leasing campaigns to accelerate absorption and visibility.

  • Collaborate with internal and external marketing teams to promote the company’s portfolio and pipeline.

  • Lead business storytelling and investor communications through pitch decks, reporting, and brand positioning.

Operational Excellence:

  • Build and refine processes and systems that support efficient scaling of projects and asset oversight.

  • Implement project governance, performance tracking tools, and KPI dashboards.

  • Ensure compliance with legal, regulatory, zoning, and building requirements.

Leadership & Team Building:

  • Recruit, mentor, and lead high-performing teams across asset management, project development, and business development.

  • Foster a performance-driven culture of collaboration, innovation, and accountability.

Required Skills & Qualifications

  • Candidates should possess a Bachelor's Degree.

  • 15+ years of progressive leadership in real estate asset management, development, investments, or project management.

  • Proven experience in business development and deal origination in real estate.

  • Strong understanding of asset lifecycle and financial modeling (NOI, IRR, ROI, etc.).

  • Excellent leadership, negotiation, and stakeholder management skills.

  • Master’s degree in Real Estate, Business, Finance, Project Management, or related field preferred.

  • Deep knowledge of Nigerian real estate market and regulatory landscape.

  • Proficiency in project management tools and financial analysis platforms.
