Monitor and operate the building management systems (BMS) to oversee HVAC, lighting, security, fire safety, and other related systems.
Ensure System Optimization by analyzing data from the BMS to identify areas of improvement and optimize energy consumption and equipment performance.
Perform routine checks, maintenance tasks, and diagnostics on the BMS and related equipment to ensure proper functioning.
Identify and resolve issues with building systems through the BMS, responding to alarms and alerts promptly.
Generate regular reports on system performance, anomalies, and energy usage, and share insights with relevant stakeholders.
Collaborate with maintenance teams and technicians to address system malfunctions and coordinate repairs.
Respond to emergencies and take necessary actions based on BMS data and protocols.
Maintain accurate records of system operations, maintenance activities, and incidents.
Provide expert knowledge, guidance, and leadership in the development of the BMS.
Lead and direct internal staff and contractors in the planned, preventative, and reactive maintenance of the BMS and any system or software upgrades.
Run complete fault diagnosis and rectification on the whole range of BMS equipment.
Make surveys and assess the entire equipment system, including power lines, lighting systems, water supply, drainage, communication (telephone, wifi, etc.), active fire prevention, elevators, and exits.
Manage building records and documents, including correspondence, vouchers, and related documents.
Develop a process of implementing periodical summary reports and monthly and quarterly reports.
Resolve client's and solve clients' needs during the process of using the building.
Execute other tasks as directed by the Lead Facility Manager
Qualifications
First degree in Building Technology, Estate Management, Engineering, or any other related field
Minimum of 4 years of experience as a BMS Operator or in a similar role,
Understanding of building systems like HVAC, lighting, and security, and ability to work with BMS software and hardware.
Able to analyze data, troubleshoot issues, and make informed decisions.
Good communication and documentation skills for interacting with teams and reporting.
Familiarity with emergency protocols and quick response to alarms.
Collaborative approach to working with maintenance teams and others.
