Job Description



Overall Responsibilities



  • Project Development and New Business activity for the company;

  • All necessary activities to fulfil strategic development and growth objectives;

  • Profit and Loss responsibility for specific projects;

  • Develop effective working relationship with key stakeholders including consultants, contractors, landowners, government and statutory authorities etc to ensure that the company has a strong credibility in the marketplace;

  • Oversee the financial viability assessment of allocated projects including subsequent monitoring to ensure that projects are delivered to plan;

  • Provide timely and reliable management information;

  • Work towards building the overall strength and performance of the projects and business development and the company as a whole.

  • Responsible for: Development Executive

  • Design Manager

  • Sales Executive


Specific Duties and Responsibilities

Business Development:



  • In conjunction with directors and the managing director identify new development opportunities in line with the Company’s Development Strategy.

  • Lead and Co-ordinate the preparation of high quality proposals and bids required to secure new business opportunities;

  • In conjunction with the Managing Director and others, play a leading role in any negotiations. The postholder will be expected to be responsible for assembling all background information required to inform these negotiations.


Financial Viability Appraisal:



  • Carry out adequate financial viability appraisal of allocated schemes at various stages ensuring that projects meet and continue to meet the company’s investment objectives.


Development Management:



  • Provide the full range of development management services on all developments including but not exclusively:

  • Prepare detailed development brief on new projects to establish project parameters for consultants;

  • Initial Scheme Feasibility and Report to the Board for approval to proceed;

  • Development of project financial and construction schedule;

  • Preparation of all documentation required to secure necessary consents or approvals including funding approvals;

  • Appointment of all consultants and subsequent co-ordination and monitoring of consultants inputs;

  • Develop and facilitate the procurement of approved projects including arranging and co-ordinating all design inputs, obtaining internal and statutory approvals, negotiation of building contracts and overall project management to completion;

  • Develop, monitor and report agreed project budget and performance standards.


Quality Control:



  • Develop and implement quality control arrangements on each development scheme.


Marketing and Sales:



  • Ensure that development briefs, scheme design, project timescales adequately take account of the marketing context to ensure that project value is maximised.

  • Prepare detailed marketing strategy for allocated schemes aiming to achieve at least 75% resale on all projects

  • Oversee the activities of Sales Manager


Reporting:



  • Provide monthly project reports to the Board in respect of the development pipeline, live projects, project budgets etc.


Leadership:



  • Provide leadership for direct report including regular supervision, appraisals and direction.

  • Implement the employment contract in relation to direct reports.


Requirements



  • Interested candidates should possess a Bachelor's Degree / Master's Degree in a relevant field with 5 - 8 years work experience.
