KEY RESPONSIBILITIES



  • Manage Mall & residential complexes involving various requirements with respect to utilities, machines, manpower and monitoring overall operations and securities. 

  • Maintain comprehensive reports on manpower allocation, as well as weekly operational reports to track progress and identify areas for improvement.

  • Coordinate with local vendors and technical service providers to ensure timely and cost-effective procurement of services and materials.

  • Negotiate prices with vendors, certify bills for contractors, and execute projects with the in-house engineering team.

  • Implement process enhancements and quality control techniques to optimize operational efficiency and customer satisfaction.

  • Demonstrate proficiency in managing Building Management Systems (BMS) and their interface with HVAC, firefighting systems, electrical switch gears, and various other utilities.

  • Oversee the maintenance of HT & LT systems, DG sets, power transformers, HT & LT panels, HVAC chiller plants, VRV systems, AHUs, FAUs, chiller pumps with VFD, and cold rooms of various capacities.

  • Monitor all mechanical-related installation work, including sewage treatment plants (STP) and water treatment plants (WTP).

  • Ensure proper maintenance of industrial kitchen extraction systems, cold rooms, refrigeration equipment, plumbing systems, treatment plants, ring main systems, booster pumps, transfer pumps, sump pumps, and WTP.

  • Supervise the maintenance of firefighting systems, including sprinklers, hose reels, wet risers, and fire pumps, in compliance with government regulations and standards.

  • Coordinate the installation and maintenance of CCTV, PA systems, access control, and video door phones.

  • Communicate effectively with stakeholders, utilizing strong analytical, problem-solving, and organizational abilities.

  • Manage diesel procurement, receiving, and monitoring processes, as well as conduct energy audits.

  • Oversee operations related to power plants, including gensets and local grids, and liaise with local authorities for power supply and general maintenance.

  • Demonstrate expertise in building maintenance, finishing works, waterproofing, structural maintenance, and landscaping.

  • Ensure fleet and passenger vehicle maintenance within the transport department.

  • Monitor security services to uphold safety standards and protocols.
