Job Description
Position Summary
- The Facility Technician is responsible for the general maintenance, repair, and upkeep of the short-term apartment complex.
- This includes ensuring that all systems (plumbing, electrical, HVAC, etc.) are functioning properly and that the property is safe and well-maintained for tenants and guests.
Key Responsibilities
General Maintenance:
- Perform routine inspections and preventative maintenance of the property, including apartments, common areas, and external facilities.
- Respond promptly to maintenance requests from guests or management.
- Repair or replace broken appliances, fixtures, and equipment in apartments.
- Maintain the cleanliness and functionality of shared spaces, such as lobbies, hallways, and recreational areas.
Plumbing and Electrical:
- Troubleshoot and repair plumbing issues, such as leaks, clogged drains, and faulty fixtures.
- Address electrical issues, including malfunctioning lights, outlets, and circuit breakers.
- Coordinate with external contractors for major repairs if necessary.
HVAC Maintenance:
- Inspect, maintain, and repair heating, ventilation, and air conditioning systems.
- Replace air filters and ensure systems are operating efficiently.
Safety and Compliance:
- Conduct regular safety inspections of the property, identifying and addressing potential hazards.
- Ensure compliance with local building codes, safety regulations, and property policies.
- Manage fire alarm and sprinkler systems, ensuring they are operational and compliant.
Inventory and Supplies:
- Maintain an inventory of maintenance supplies and equipment.
- Order replacement parts and materials as needed, keeping track of expenditures.
Guest Relations:
- Interact professionally with tenants and guests, addressing their concerns and maintenance needs promptly.
- Provide excellent customer service to ensure a positive experience for all residents.
Documentation and Reporting:
- Keep detailed records of maintenance activities, repairs, and inspections.
- Report major issues to the Facility Manager or Property Manager promptly.
- Assist in the development of maintenance schedules and budgets.
Emergency Response:
- Be available for on-call emergencies, including after-hours and weekends.
- Respond to urgent maintenance issues, such as water leaks or power outages, in a timely manner.
